Who we work with
Inspections that move deals forward
Whether you're closing on your first home or running a portfolio, you get the same documentation, same speed, same person to call.
For buyers
Walk into closing knowing exactly what's living in the home — and what (if anything) needs treatment before you take the keys.
For sellers
Pre-listing inspection clears surprises off the table, speeds negotiations, and keeps deals from falling apart at the 11th hour.
For Realtors & lenders
Fast turnaround, clean written reports, and one vendor who can also treat — so a finding doesn't blow up your timeline.
What we look for
A real inspection — not a clipboard photo op
Our inspectors physically check accessible areas of the structure: crawl space, attic, sill plates, wood-to-soil contact, garage, basement, and any visible exterior wood. You get a clean written report — readable, defensible, and ready for lenders or buyer review.
Termites & subterranean activity
Mud tubes, swarmer wings, conducive soil/wood contact, and visible damage.
Carpenter ants & wood-boring beetles
Frass, galleries, exit holes, and active foraging trails.
Rodent evidence
Droppings, gnaw marks, runways, nesting material, and suspected entry points.
Bed bugs (on request)
Targeted unit/room inspection with visual + interceptor evidence.
Conducive conditions
Moisture, grading, vegetation contact, foundation gaps — anything pulling pests in.
Cockroaches & general pests
Live activity, harborage, and signs of recent pressure inside the home.

Pests we identify

Termites
The #1 WDI finding — mud tubes on foundations, swarmer wings near windows, hollow-sounding sill plates.
Learn moreCarpenter ants
Hollow out moist wood for nesting around leaky windows, decks, and fascia. Frass piles are the giveaway.
Learn moreMice & pack rats
Droppings, gnaw marks, runways in attics and crawl spaces — and the entry points that let them in.
Learn moreBed bugs
On request — visual + interceptor inspection of beds, furniture, and baseboards in occupied homes.
Learn moreCockroaches
Live activity, droppings, and harborage signs in kitchens, bathrooms, and around appliances.
Learn moreBlack widows & spiders
Foundation cracks, garages, crawl spaces, and rock landscaping — common Front Range hiding spots.

Treatment (if needed)
If we find an issue, we can treat it. One vendor — no juggling someone new mid-deal.

A photo of you with a Realtor partner, or a recent inspection in progress, would land really well here.
For Realtors
A WDI partner you can put on every transaction
We work directly with agents across Teller, El Paso, Park, and Chaffee counties. Block out a recurring slot, send buyers our way, or just call when you need a quick turn — we'll fit you in. If a finding shows up, we treat it ourselves so your deal doesn't sit waiting for a second vendor.
Built for closing timelines
Most inspections scheduled within 48 hours, with the written report in your inbox the same day we walk the property.
